Real Estate Photography: The Difference

In today’s market, businesses and consumers are facing an array of choices when it comes to photography. The hardware and software advancements have made it easier to produce quality images so is it only the price that makes the difference?

Before making your decision on type of phtography you want, it’s important to consider what are the characteristics of a truly professional real estate photo. 

When selecting the right images for marketing a property, you want photos that include the following elements: 

Accurate portrayal of the property Clear, sharp, unblemished images Warm, inviting, natural-looking tone (without shading)Evidence pf the view from the windows

The photography style, equipment used, photographer skills and knowledge and post production make the difference between good and great. 

What should you expect from your photographer:

1. Art Direction

A true professional photographer has a born artistic direction that is nurtured by knowledge and experience. 500 photos aren’t necessary to sell a home; what is essential is capturing the right images. When I go to a shoot, I am always looking for the money shot: the one differentiator that will make people choose that property vs its nearby competition.

2. Getting the right angles

In photography, it is all about lighting and angles. A great photographer can bring out the best features of a home by mastering angles and lighting. Good photographers strive to capture the right angles to make a home as desirable as possible. This means shooting with a tripod, shooting at the right level and using either available light or adding lighting to certain areas of the home, which will ensure that each room in the home looks extremely desirable.

3. Scouting before the shoot

Good photos are all about preparation, which includes time of the day and setup. Surveying the property as well as researching images of surrounding properties for sale will ensure a successful photoshoot. 

4. Creating the perfect composition

5. Post-Production

Post-Production is the art of choosing the right photos and enhancing them, I prefer non-HDR processing. Not because HDR images are not quality but as an artist, I prefer the highest quality image, and that comes from manual blending and use of flash. All images feature an editing process that combines multiple ambient lit and flash exposure to create a single image.  The result is a natural looking, sharp, high quality image that retain the natural colors of the room to present a clean, crisp depiction of the property. 

So why choose to pay for a premium product? It’s simple: it will sell your property faster and at a higher price. 90% of the home buys are influenced by the quality and accuracy of the images. The right photos will not only raise the volume of your showings but bring the right type of buyer and therefor increase your close rate.
